Information required for building permit drawings

For building permit projects, we normally require:

- the address or property designation

- a description of the proposed work

- photographs of the building and site

- existing floor plans, elevation drawings and section drawings

- principal dimensions

- a hand-drawn sketch of the proposed change

- any request for supplementary information issued by the municipality

- current map information when a site plan is required

Rules and requirements vary between countries and municipalities. For building permit and authority-related projects, the drawing documentation is adapted to the project’s geographical location and the scope specified in the quotation.

Information required for architectural drawings

For architectural and floor-plan projects, it is helpful to provide:

- existing drawings

- photographs

- measurements

- the rooms and functions required

- information about what does not work well in the current layout

- inspiration images

- preferred style or material character

- an approximate budget or level of ambition

- information about whether the drawings will be used for decision-making, a building permit application, a quotation request or further design development

We can work from a simple idea, hand-drawn sketch or written description and develop it into a clearer design proposal.

Information required for structural drawings and calculations

For structural engineering assignments, we normally require:

- a description of what is to be built or altered

- building permit drawings or architectural drawings

- existing structural drawings, if available

- floor plans, elevations and section drawings

- photographs of the affected building elements

- opening dimensions, spans and principal dimensions

- information about walls, floor structures, roofs, beams and columns

- details of existing materials

- information about the age and construction of the building

- information about how the building or structure will be used

- known loads and technical requirements

- any requirements from the municipality or certified building control officer

- geotechnical documentation when the foundations are affected

- the required delivery date

Structural engineering services may include:

- openings in load-bearing walls

- structural openings and load transfers

- dimensioning of beams and columns

- supports and fixings

- floor structures

- roof structures

- extensions

- roof raises and additional storeys

- foundation structures

- stairs and balconies

- steel, timber and concrete structures

- strengthening of existing structures

Concealed structures may need to be investigated before final dimensioning can be completed. For example, parts of a wall, floor or roof may need to be opened so that materials, dimensions and connections can be verified.

The quotation specifies which calculations, drawings, checks and any required signatures are included, as well as who is responsible for each part.

Information required for technical drawings and engineering services

For technical assignments, we normally require information about:

- function and intended use

- materials

- existing connections

- dimensions and available space

- known technical requirements

- fixings

- preferred construction or execution

- who will use the drawings

- whether an architect, structural engineer or other specialist is already involved

- preferred file format

Engineering services and technical drawings may include dimensioning, details, materials, connections, fixing principles, installation documentation and coordination.

When a project includes load-bearing elements, loads or stability requirements, a separate structural engineering assignment involving dimensioning and calculations may also be required.

Information required for fabrication drawings

For fabrication assignments, it is helpful to provide:

- a hand-drawn sketch or existing drawing

- photographs

- principal dimensions

- materials and material dimensions

- information about the manufacturing method

- information about welding, machining or assembly

- preferred surface treatment

- fixings and connections

- information about the installation location

- preferred file formats, such as PDF, DWG, DXF or STEP

- information about whether material lists, cutting lists or bills of materials are required

The client and manufacturer must verify dimensions, materials, tolerances and manufacturing conditions before production begins.

When the product or structure is load-bearing or safety-critical, a structural engineer may need to check and dimension the solution.

Information required for heritage projects

For projects involving older buildings or heritage-sensitive environments, you can provide:

- historic photographs

- archive drawings

- heritage conservation documentation

- photographs of existing details

- measurements and surveys

- information about the building’s history or protected status

- references for details that are to be recreated

- information about the architect or building conservation specialist involved

- information about materials, surface treatment and preferred execution

We can prepare drawings and technical documentation based on the information available.

Heritage statements, authority decisions and formal assessments of cultural heritage values are prepared or issued by the relevant specialists and authorities.

How the process works

1. You send an enquiry

Send us a description together with the available project information.

2. We review the material

We assess the scope of the project and identify any questions, missing information and the possible need for other specialists.

For structural projects, we also assess which load-bearing elements are affected and what information is required for calculations and dimensioning.

3. You receive a quotation

The quotation or price proposal will normally specify:

- which services are included

- which drawings and calculations will be prepared

- who is responsible for any dimensioning and checking

- which file formats will be delivered

- the number of included revisions

- the price or estimated time required

- the estimated delivery time

- any assumptions, conditions and exclusions

4. You approve the assignment

Work begins once the scope, price and conditions have been approved.

5. Drawings and calculations are prepared

We discuss and confirm important matters during the work.

For structural engineering assignments, the work may include load assessment, dimensioning, selection of material sizes and preparation of structural drawings.

6. The documentation is reviewed and delivered

The completed documentation is delivered digitally in the agreed format.

The client and any other responsible parties must review the documentation before it is used for a building permit application, commencement approval, construction, manufacturing or installation.

Digital collaboration throughout Europe

Many assignments can be completed entirely digitally. The client sends photographs, sketches, measurements and existing drawings, and the completed documentation is delivered digitally.

For projects outside Sweden, the local rules, standards, loads and authority requirements must be checked for the country and municipality in which the project will be carried out.

For structural projects, it is also necessary to establish:

- which codes and standards are to be used

- which national and local requirements apply

- which loads are to be used

- whether local authorisation or signatures are required

- whether a locally based architect or structural engineer needs to be involved

These conditions are assessed before the assignment begins and are specified in the quotation.
